We offer two different cancellation policies for reservations made direct with us.

Our cancellation policies are determined at the time of booking and are fixed so you are not able change from one to the other after paying for your reservation.

Cancellation Policies at Annie's Guest House South Shields Bed and Breakfast

Our default cancellation policy is a 90% refund if re-sold.

If you need more flexibility we also offer a refundable policy that requires 72 hours notice to receive a full refund.

Should you need to cancel or modify a reservation with us please reply to your Booking Confirmation email to advise.

For reservations made with our default booking policy we will endeavour to re-sell your room(s) and will issue a 90% refund for all re-sold nights.

The earlier you are able to inform us of your need to cancel the greater the chance that we will be able to re-sell your room(s).

For our refundable room rate we also require a reply to your Booking Confirmation email to advise us of your need to cancel or modify your reservation.

If this notice is received 72 hours before check-in your reservation will be refunded in full to the payment method used at the time of booking less the Make Your Booking Refundable fee.

Example… £100 reservation booked for 5th July with the addition 10% Make Your Booking Refundable fee paid at the time of booking is cancelled by email before 3pm on 2nd July would receive a full refund of £100.

For Make Your Booking Refundable cancellation instructions received inside the 72 hour cancellation policy our normal cancellation policy will apply, a 90% refund of re-sold nights.

We only accept cancellation instructions in writing, please reply to your Booking Confirmation email to advise your need to cancel or modify your reservation.

Refunds to domestic debit and credit cards usually take 3-5 working days to process.

We do not refund no-shows as this gives us no opportunity to offer the room to our waiting list to be re-sold.

Rooms booked via third party travel agents are subject to their own cancellation policy terms.

Regrettably we are unable to modify third party bookings, this has to be done by the person who made the reservation with the travel agent used.
